AI Financial Screening with Bank Statement Analysis
Invite tenants to upload bank statements for AI-powered financial screening. Results in under 2 minutes covering affordability, income stability, debt patterns and spending behaviour.
Why this matters
Under the Renters' Rights Act 2025, Section 21 no-fault evictions are abolished. Removing a problem tenant now requires valid grounds under Section 8, which means tribunal hearings, months of waiting, and legal costs that can reach £10,000 or more.
A traditional credit check catches CCJs and defaults, but misses the patterns that actually predict tenant problems: gambling transactions, Buy Now Pay Later debt, irregular income, and spending that leaves no margin for rent. The only real protection is thorough screening before handing over the keys. For a detailed look at how AI changes the screening process, see our guide to AI tenant screening in the UK.
What we built
AI-powered financial screening that analyses bank statements to build a complete picture of a tenant's financial reliability. The system covers six categories:
- Affordability — rent-to-income ratio based on actual take-home pay
- Income stability — consistency of income deposits over the statement period
- Debt patterns — loan repayments, BNPL, credit card payments
- Spending behaviour — gambling transactions, excessive discretionary spending
- Liquidity — average balance and buffer after rent
- Positive indicators — savings contributions, consistent surplus
Results are returned in under 2 minutes with a letter grade (A+ to F) and detailed breakdown. Landlords can unlock the full report for £9.99 per screening.
