Book Gas Safety, EPC and EICR Certificates Directly from LetSorted
Expired or missing compliance certificates? Book a Gas Safe engineer, EPC assessment or EICR inspection directly from your property dashboard with our trusted partner.
Why this matters
Under the Renters' Rights Act 2025, expired compliance certificates have serious consequences:
- An expired Gas Safety Certificate is a criminal offence from day one — with an unlimited fine on conviction. It does not invalidate a Section 8 notice; that was a section 21 rule and section 21 is abolished. See expired gas safety certificate: fines and what happens next
- An expired EICR can result in a civil penalty of up to £30,000 — local authorities can issue remedial notices and arrange the work themselves, recovering costs from you. See our full EICR guide for landlords for the complete requirements
- An EPC below the minimum rating means you cannot legally let the property — the current minimum is an E rating, with proposals to raise it to C. Our EPC rating requirements guide covers what's coming and how to prepare
Most landlords know they need to renew — but finding a trusted, accredited engineer and booking takes time. We've made it a single click.
What we built
LetSorted now shows a "Book Online" button directly on expired or missing compliance certificate cards. Click it, confirm with our trusted partner, and you're redirected to book instantly — without leaving your property dashboard.
We've partnered with Energy Performance Certificates — one of the UK's largest providers of landlord compliance certificates — covering:
- Gas Safety Certificates (CP12) — annual inspections by Gas Safe registered engineers
- EPC assessments — energy performance ratings required before letting
- EICR inspections — five-yearly electrical safety reports for rental properties
The booking link is automatically matched to your property's postcode for the most relevant local service. If we have a regional provider in your area, you'll be connected to them. Otherwise, a nationwide booking option is always available.
Expired certificates put your tenancy at risk. Book a replacement directly from your dashboard in under a minute. Go to your properties →
How to use it
- Go to your property and open the Documents tab
- Find a certificate card showing "Not uploaded" or "Expired"
- Click "Book Online"
- Review the partner details in the confirmation modal
- Click "Continue to booking" — you'll be taken to the partner's booking page in a new tab
Once the certificate is issued, upload it to LetSorted to update your compliance status and start the expiry tracking automatically. If your Gas Safety Certificate has expired, we recommend booking immediately — there is no grace period under current regulations, and you are in breach from the day the certificate lapses.
LetSorted may receive a referral fee if you book through our partner links, at no extra cost to you. We only partner with accredited, trusted providers.
Compliance information is provided for general guidance only and does not constitute legal advice. Always verify current requirements with your local authority or a qualified professional.
