Free tool: your compliance checklist and expiry emails

There is a new free tool on LetSorted for landlords who want the compliance basics and nothing else: a checklist for each of your properties, with an email before each certificate runs out.

How it works. You add a property and answer a few questions: is there a gas supply, is there a tenant, when did the tenancy start, did you take a deposit. You give the expiry dates of the gas safety certificate, the electrical report (EICR) and the energy certificate (EPC). From those answers the tool works out which items on the checklist apply to that property. An item that does not apply is marked, with the reason: no gas supply, for example, greys out the gas items rather than hiding them. No tenant yet means it shows what applies now, and explains what starts when someone moves in.

The emails. A month before each certificate date, and again a week before, we email you. If you pay the ICO data protection fee and tell us when it renews, you get the same for that. A deadline that has already passed is shown on your checklist, not sent to you as an email.

What it costs. Nothing. There is no card, no trial and no limit on the reminders.
