Why this matters

Section 11 of the Landlord and Tenant Act 1985 requires landlords to keep the structure and exterior of the property in good repair, along with installations for water, gas, electricity, and sanitation. Under Awaab's Law (part of the RRA 2025), landlords must investigate hazard reports within 14 days and begin repairs within a further 7 days for serious issues like damp and mould.

Regular inspections create the documented evidence trail that shows proactive property management. If a tenant later claims a problem was reported and ignored, inspection records demonstrate that the property was regularly checked and issues were addressed. This evidence is critical in both deposit disputes and disrepair claims.

What we built

Automated inspection scheduling that handles the admin so you don't miss one:

When combined with move-in reports, periodic inspections build a timeline of property condition that adjudicators and courts find compelling.

Stay compliant with Awaab's Law. Set up automatic inspections and never miss a check. Go to your properties →

How to use it

  1. Go to your property page in the dashboard
  2. Open the Inspections tab
  3. Set your preferred schedule — every 3 or 6 months
  4. LetSorted calculates the next due date and handles all reminders automatically

When an inspection is due, you'll receive a notification. Create the inspection report using the same photo-based format as move-in reports, then send to your tenant for review.

For a detailed checklist of what to cover during inspections, see the Awaab's Law compliance checklist.
